Muggy yes, hot-ish maybe, but a wave of heat? Hardly. The cold snap will continue until morale improves, or at least until the Fair ends. Maybe we can work on our tan when Second Summer arrives in mid October.

Palms n’ Patties Brings Healthier Burgers to SOCO

Palms n’ Patties, the organic, grass-fed burger joint that skips seed oils and keeps its menu tight, is coming to The OC Mix at South Coast Collection this August. Known for smashburgers, beef-tallow fries, and sauces made in-house with avocado oil, the Santa Monica-born concept has quickly built a following for burgers you can feel good about eating. Co-founders Pedro Goes and Browston Xai Xai say their “intentionally small” menu keeps quality high and prices fair, with a long-term goal of baking their own seed-oil-free buns in-house. The SOCO spot will be the third location, joining Santa Monica and an upcoming 3rd Street site in LA—perfect for locals craving a guilt-free burger fix.
Newport Beach Tweaks Short-Term Rental Rules

Newport Beach is inching closer to updating its short-term rental laws after voting to adopt changes suggested by the California Coastal Commission. The biggest shift? Rentals in two coastal mixed-use zones on the upper Balboa Peninsula—built before November 25, 2010—will now count toward the city’s 75-unit permit cap, leaving just 56 new permits available. The Commission also pushed for protecting public beach parking in these zones. Not everyone’s happy—some owners argue the 20-unit minimum to qualify for a coastal short-term rental permit is unfair, while city staff say it helps with accountability and enforcement. The council passed the updates 5-0, with a final procedural vote set for August 26 before the Commission’s expected October sign-off.
